Cottage on +/- 4 sunny acres, located minutes from the boat launch on Damariscotta Lake, with easy access to swimming, paddling, and freshwater fishing. Abundant wildlife. An ideal property for back yard chickens, gardens, small livestock, or an orchard. Conveniently located 3 minutes from Nobleboro Center (store, schools, post office, Transfer Station, and Route 1). The original structure dates to the 1930's or 40's and was moved to its current foundation in the 1970s. Over the years, multiple outbuildings and a three season sunroom were added, creating more than 1,000 sq. ft. of outbuildings including a garage. The home has a drilled well, circuit breaker electrical panel, a relatively young oil-fired furnace, new water heater, and a walk out basement. Ample wood kitchen cabinets, attractive fir flooring in the living room, and large sunroom are outstanding features of the cottage. The interior needs modernizing, the roof shingles should be replaced soon, and the grounds include some abandoned equipment ("horse trailer, sit down mower, etc." ). Most buyers will consider this a renovation project, but the land, privacy, and location make it a compelling opportunity for those seeking a mini homestead or rural retreat.
