$395,000

Distressed property. Short sale. Serious renovation required. 2 Bonny Eagle Road is not a typical home purchase and is best suited for experienced investors, contractors, or buyers prepared for a full-scale renovation. This older New England farmhouse offers large rooms, high ceilings, and an attached three-level barn, but the property is in poor condition and will require significant repairs throughout. The home is vacant, has been for an extended period, and was previously impacted by unauthorized occupancy. It does not have an active certificate of occupancy from the Town of Hollis, and utilities will not be restored prior to closing. The property will require a cash purchase or private financing and will not qualify for traditional loan programs. This sale is subject to lender involvement and is expected to be a short sale. All offers are subject to third-party approval, and the seller is actively entertaining additional offers during the approval process. Buyers should be prepared for extended timelines, lender review, and a non-traditional transaction structure. There is an existing solar equipment loan secured by a lien on the property that must be addressed as part of the sale. The home was previously recognized by the town as a two-unit property when occupancy was in place, but buyers are responsible for verifying all permitted uses, septic capacity, and requirements to restore occupancy. This is not a turnkey opportunity and will require significant due diligence and capital. Bedroom count is based on current layout and may not align with septic design. Shown by appointment only.
